Please help! Electrical problem plus some?
I want to buy this home. It was inspected yesterday and their were problems that were discovered. Would you please give me an approximate amount that it would cost to fix this. I plan on offering a lower amount based upon the estimated price of rapairs. This is from the report:
replace damaged soffit and fascia at front left corner
align gutters
new caulk seal at windows
reinstall 6" of insulation
reinstall insulation in crawl space
replace missing outlet covers
terminate wires at rear below electrical meter
check for open fused conditions
correct open ground condition in living room
provide solid wall vent pipe to exterior of home (dryer vent)
repair/replace ac unit (electric)
convert heating to electric or gas or repair or remove radiant heating. (gas is already in home, but is not being used)
Please help, if you have any expertise or experience
Most items are of the handyman variety and are probably less than a thousand dollars.
However, the two big expenses are the last two:
1) Repair/replace A/C unit - is this a central unit or window A/C unit? If window, then $300-500 plus installation.
2) Convert heating to electric of gas
Both of these, if central, require professional installation, and you would buy the units from a qualified installer. You really need to get a heating company out to the house to give you a real estimate. The existing radiant heat system uses hot water through either pipes in the floor, or radiator units that stand in the room (you would have seen them if they were there). In the case that the whole system is leaky, they might steer you completely away from repairing it.
If the water heater and pump for the radiant heating system are ok, they can run new pipe for a ceiling valence style system, but it's not as efficient (since the valences are up on the wall at the ceiling).
But to go to forced air heat might require new ductwork ($$$) and based on the age of the home, the exhaust might be through the chimney, and require ductwork there too if it's on an outside wall.
Again, call a qualified heating / A/C company for a real estimate before you consider your offer.
